Why Finyra

A home loan is a long-term financial decision.

The headline rate is only one part of the decision. Repayment structure, processing charges, prepayment conditions, property valuation and your own financial capacity all matter over the life of the loan.

01

Applicant structuring

Understand how applicant income and borrower structure may affect the application.

02

Property readiness

Identify the legal, technical and property documents likely to be relevant.

03

Cost beyond the rate

Look at processing charges, repayment terms and other applicable lender costs.

04

Application support

Move through the application and lender-coordination stages with clearer expectations.

Eligibility factors

What lenders typically evaluate.

01

Income & repayment capacity

Salary, business income, existing obligations and banking behaviour can form part of the assessment.

02

Credit history

Credit history and current obligations may influence eligibility, pricing and the amount considered.

03

Property value & documentation

The lender may review valuation, title, approvals, property type and other technical/legal requirements.

04

Age & tenure

Borrower age and the lender's maximum permissible tenure can influence the repayment structure.

Eligibility, loan amount, interest rate, tenure and approval are determined by the respective lender based on its policies and assessment.

Frequently asked questions

Home loans, answered clearly.

Should I choose a fixed or floating interest rate?
The suitable structure depends on the product and your circumstances. Compare the lender's current rate, reset mechanism, prepayment conditions and overall cost rather than choosing on the headline rate alone.
What does Loan-to-Value (LTV) mean?
LTV expresses the loan amount as a percentage of the property's assessed value or eligible cost. The applicable limit depends on the lender, property and prevailing regulatory or product conditions.
How does a home-loan balance transfer work?
An eligible outstanding home loan may be transferred to another lender, subject to the new lender's assessment and the existing loan's closure terms. Compare the revised rate and all applicable charges before deciding.
Can a co-applicant increase my eligible loan amount?
An earning co-applicant may strengthen the combined repayment profile, but the effect depends on the applicants, existing obligations and lender's underwriting rules. It can also have tax and legal implications that should be considered separately.
